We have an exceptional 24 hour emergency line which means that your property gets the prompt attention it needs in an emergency. When a tenant calls the 24 hour emergency line, the first thing they are asked is if the problem can wait until morning (saving you overtime charges). Streetwise follows up first thing in the morning. If it truly is an emergency which requires immediate action, help is immediately dispatched.

Fast response can greatly reduce damage (and any possible mold growth) protecting your asset and reducing your liability.

We consistently screen our tenants with credit, landlord, and employment checks. With years of experience in choosing the right tenant, we know what to look for. REPORTING TO YOU

We email monthly reports to you of all expenditures and direct deposit your net income to your bank account. But you don’t have to wait, our cloud-based accounting software lets you view your account whenever you want through the owner’s portal. We can also prepare and file non-resident tax forms on behalf of non-resident owners and remit the monthly withholding tax to CRA.

If you have a house or townhouse available for rent in Calgary, we require the following:

Apartment Building

If you have an apartment building for rent in Calgary, we require the following:

  • Signed Management Agreement with Streetwise Property Management Inc.
  • Three sets of keys, two for the tenant and one for Streetwise Property Management Inc.
  • Void cheque for direct deposit to your bank account
  • $695.00 + GST leasing fee if a new tenant is needed
  • Copy of home owner’s rental insurance policy with Streetwise mentioned as additional insured
  • Current lease and inspection report if tenanted already
  • Signed Management Agreement with Streetwise Property Management Inc.
  • Current leases and inspection reports for all tenants
  • $695.00 + GST leasing fee to fill a vacant suite
  • A complete set of keys
  • Laundry collection instructions
  • You will also want to direct your utility providers to forward invoices and the City to forward notices to Streetwise Property Management Inc. as well as ABSA and your Fire Safety Code inspector to contact Streetwise Property Management Inc. for inspection access
